How Pembroke Pines Was Built
Pembroke Pines started as dairy farms. Henry D. Perry, a dairy farmer, sold 640 acres to the U.S. Navy in 1943 for a flight-training field — today’s North Perry Airport. The first residential subdivisions, Pembroke Pines #1 and #2, were started in 1954 by the Flamingo Development Company. The first homes were built in 1956. The city was incorporated in 1960 with 1,429 residents.
Growth came in waves. In 1980, the city doubled in size by annexing land from Flamingo Road to U.S. 27. Then Hurricane Andrew hit in 1992. Thousands of Miami-Dade residents moved north. By 1999, Pembroke Pines was the third fastest-growing city in the United States. The population went from 65,500 in 1990 to over 157,000 by 2011, and today sits at roughly 185,000.
That growth pattern means the housing stock — and the locks on your doors — depends heavily on which side of the city you live on.
Eastern Pembroke Pines: 1950s-1980s Housing
Pines Village
The first neighborhood. Individual contractors built single-family homes starting in 1956, on the former dairy property north of Pembroke Road. Early homes were three-bedroom units on large lots — some on 90 to 125 foot lots with swimming pools. Smaller two-bedroom homes on 60-foot lots attracted young families.
Locks you’ll find: 1950s-1960s construction. Originally equipped with Schlage or Kwikset cylindrical knob locks — the standard for post-war residential construction. Deadbolts were not standard in this era and were often added later. Many of these homes have been upgraded over the years, but if the hardware hasn’t been touched since the 1980s, the pins are worn and the deadbolts — if present — may be 40 years old.
Pembroke Lakes
Designed in the 1970s as a complete neighborhood with single-family homes, condominiums, and townhouses. Located on Taft Street west of Palm Avenue.
Locks you’ll find: 1970s construction. Schlage and Kwikset cylindrical locks with deadbolts — deadbolts became more standard in this era. The hardware is now 40-50 years old. If the locks feel loose or the key sticks, the pin tumblers are worn. Rekeying replaces the pins; if the bolt mechanism itself is sloppy, replacement is the better option.
Century Village
A 55+ condominium community, started in 1976. When fully built, approximately 14,000-15,000 residents. Low-rise condo buildings with mid-century architectural style.
Locks you’ll find: Condo-grade cylindrical locks and deadbolts. Many units have been rekeyed through multiple ownership changes. Mailbox locks in the central mailroom are one of the most common service requests here — cluster mailbox cylinders jam and need replacement.
Western Pembroke Pines: 1990s-2010s Housing
The western half of Pembroke Pines was built in the boom that followed Hurricane Andrew. These are master-planned communities with HOAs, gated entries, and amenities. The housing is newer, the hardware is more modern, and the service needs are different.
Silver Lakes
The largest master-planned community in West Broward — 39 sub-communities with a mix of single-family homes and two-story townhomes. Built primarily in the 1990s and 2000s.
Locks you’ll find: 1990s-2000s construction. Grade 2 or Grade 3 Schlage, Kwikset, or equivalent residential hardware. Deadbolts standard. These locks are 15-30 years old now — functional, but due for rekeying if they’ve never been done. Many Silver Lakes homes have sliding glass doors leading to patios and pool areas; sliding door locks and auxiliary bars are a common service request.
Chapel Trail
A community of 2,500+ homes, known for parks and A-rated schools. Includes the Chapel Trail Park Nature Preserve — a 450-acre passive park with a 1,650-foot boardwalk.
Locks you’ll find: 1990s-2000s. Similar to Silver Lakes — modern residential cylindrical locks with deadbolts. If you bought a home here and haven’t rekeyed, the previous owner’s keys still work.
Towngate
A family-oriented community with 14 subdivisions, located off I-75 and Pines Boulevard. Mix of single-family homes and townhomes.
Locks you’ll find: 1990s-2000s. Standard suburban hardware. Towngate’s housing mix includes some more affordable entry points, so lock quality varies by builder. Some homes have builder-grade hardware that’s due for replacement rather than rekeying.
Pembroke Falls
A gated, master-planned neighborhood with 1,800+ homes, stocked lakes, and an 18,000-square-foot clubhouse.
Locks you’ll find: 1990s-2000s, higher-end builds. Often Schlage hardware or equivalent. Gated community means the front gate controls access, but the home locks still need rekeying on sale. Some homes in Pembroke Falls have smart-lock-ready front door hardware.
Century Village (Western Extension)
The original Century Village started in the 1970s, but expansion continued through the 1980s and beyond. Newer condo buildings have modern hardware; older sections have been rekeyed multiple times.
