In the 1950s, industrialist Arthur Vining Davis — the original owner of the Arvida Corporation — assembled 15,000 acres of former Everglades marshland in western Broward County. The master plan was drawn in the early 1970s, when there were no residents to provide input. The first homes went up in 1984. The city incorporated in 1996 with 90% voter approval. Today, Weston has the lowest crime rate per capita in Broward County.

Weston residents live inside layers of security. The Everglades forms the western border. The city itself is master-planned and low-crime. Most subdivisions are gated, many guard-gated. HOA rules govern what you can and can’t do with your exterior doors. And then there’s your front door lock — the only layer you personally control.

Layer 1 — The City

Weston is the westernmost city in Broward County. Its entire western edge is the L-35 Levee and the Florida Everglades. Development to the north and west is limited by the Everglades itself — the city can’t expand into the marsh. The eastern and northern borders are defined by I-75, I-595, and the Sawgrass Expressway.

The city covers 26.3 square miles. Its water isn’t natural lakes — it’s 1,877 acres of maintained lakes and canals, engineered as part of the master-planned stormwater management system. There are also 2,200 acres of wetland mitigation along the western edge, adjacent to the Everglades. Nothing in Weston is accidental.

Weston has only 12 city employees. Most municipal services are contracted out — a governance model that drew international attention when the city incorporated. The AAA credit rating is the only one in Broward County.

Layer 2 — The Gated Communities

The great majority of Weston’s subdivisions are gated communities. Some use keypad or card access. Others have 24/7 guard-staffed gatehouses with roving security patrols and camera coverage at entries.

Windmill Ranch Estates — among the first Weston neighborhoods (1984), now among the most expensive.

Weston Hills — prestigious country club community.

Savanna — gated, resort-style amenities including Olympic pool, tennis, and soccer.

The Islands at Weston — gated community with card/electric gate access, homes built around 1995.

Emerald Estates — gated, with Emerald Estates Park.

Bonaventure — the oldest and most affordable area in Weston. Developed independently from the Arvida master plan. Bonaventure voted to join Weston on April 1, 1997, by a nearly two-to-one margin, choosing Weston over Sunrise.

Country Isles and Windmill Ranch — the first neighborhoods, built in 1984. Now 40+ years old.

A note on gated community access: All gated communities in Broward County, including Weston’s, must have the Click2Enter electronic universal gate access system installed and operational. This radio-controlled system allows emergency fire rescue units keyless, rapid access to gated areas. HOAs are responsible for installation and maintenance.

Layer 3 — The HOA Rules

Most residences in Weston are within a private development governed by a Homeowners Association. The city does not maintain infrastructure within gated communities. Residents contact their HOA or property manager for maintenance questions.

This matters for lock changes. Here’s why:

Interior lock changes — rekeying, replacing a deadbolt, upgrading to a stronger lockset — are typically not HOA-regulated. If the hardware isn’t visible from the exterior, you can usually change it without approval.

Exterior-facing hardware changes — changing the finish on your front door knobs, installing a visible smart lock keypad, swapping to a different style of handleset — may require HOA Architectural Review Committee approval. Weston’s HOAs are active and specific about exterior appearance standards.

1990-1999 — Weston Hills, The Islands, Emerald Estates, Bonaventure

Schlage D-series deadbolts and A-series knobs, or Kwikset residential locks, were the common builder choices. Higher-end homes in Weston Hills more likely featured Schlage as standard due to the upscale nature of the community.

The 1990s saw broader adoption of the Schlage Primus high-security system, which may appear in some upscale Weston homes from this era. Primus uses a patented keyway with a side-bar mechanism that prevents unauthorized key duplication — keys can only be cut by an authorized dealer with the correct authorization.

Homes from this era are 25-35 years old. Weston requires a 25-Year Building Inspection Safety Program for buildings 25 years or older. If your home is hitting that 25-year mark, the door hardware should be inspected at the same time.

2000-2010s — The Ridges, Savanna, Laguna Springs, The Landings

Builder-grade Schlage and Kwikset, with Kwikset SmartKey rekeyable locks appearing in later construction. The 2000s also saw growing adoption of keyless entry systems in higher-end homes.

Post-2002 Florida Building Code homes in Broward’s High-Velocity Hurricane Zone require all exterior doors to meet large-missile impact resistance. Impact-rated doors often have integrated multi-point locking systems or require specific lock hardware compatible with the door’s Notice of Acceptance. Simply swapping a deadbolt on an impact door may void its impact rating.

2010s+ — Renovations and Smart Locks

Smart locks have become common in Weston — Wi-Fi enabled deadbolts, keyless entry pads, smartphone-controlled locks. The newer housing stock creates strong demand for smart lock installation and integration with home automation systems.
